I have a spare bedroom available to rent. It is 8 minutes away from Leeds City Centre on the train (just up the road).

The bedroom has a built in wardrobe, bed, furniture (if required) and a TV point.

The flat is pretty big. Lots of storage space, which is somewhat rare for apartments.

Gas central heating, washer/dryer (might buy a tumble dryer at some point), modern glass dining table and two sofas (three seater and a two seater). Fast broadband.
Very close to so many useful shops, supermarket, co-op, cash machines, takeaways, post office, doctor, train station, chemist, a few nice pubs, butchers, fish and chips shop, sandwich shop, garage, gym, toby carvery. Like being in town but peaceful with very low crime rate.

I am 44 and a graphic designer and rent but have a spare room which isn't being used...which is kind of waste of money on my part. You won't find a nicer flat in a nicer area for the price. I spent months looking and I'm pretty sure of that.

Option of £250 plus bills or £300 all in.

There is technically no parking space owned but previous tenants have parked straight outside the front door legally with no issues. And the supermarket car park.
