Double room in duplex apartment

I will be away mid week as work in Manchester but just need to keep my bedroom for when I come home at the weekends. There is full sky installed with sports and movies. Sky's strongest broadband and multi room is available if you would like to pay the extra cost.

As mentioned the flat would pretty much be yours except for on a weekend, which I will more than likely be out for most of as well as I lead a busy social life.

I would expect it to be kept clean and tidy, and whilst I will accept smokers, I smoke myself, you will have to smoke outside as I do not allow smoking in the flat. No pets please.

There is off street parking as well. All amenities are literally 1 minute walk away and there are good links for Leeds city and also motorways.

I'm sorry but I do not accept DSS, I've been stung one too many times to allow it again.

The carpet has been changed since these photos due to previous tenants ruining it whilst I wasn't living there. But it is fairly new and clean, and a darker colour. And I also have a different sofa, I now have an L shaped sofa with separate armchair.

My Mum is with me for a short holiday so the bedroom will be available from the 6th August. Viewings are available any time during the day while my mum is still with me.
