City Centre Duplex Penthouse at One Brewery Wharf

This is a unique opportunity to reside, essentially as the sole occupier on a mid week basis, in one of the largest spare double rooms in town, in an apartment that was recently valued for rental at over £1500 per month (plus bills).

The room measures 15' 6" x 11', with an additional large recessed desk area, it comprises of large fitted double wardrobe, chest of drawers and bedside cabinets and is on the top floor of this 12-storey building.

This duplex penthouse, located on the top two floors of One Brewery Wharf (the second largest in this prestigious development), is used by my partner and myself (and Jezz the dog) as a weekend retreat (hence looking for a mid week lodger), so we are generally only here from Friday late afternoon until Sunday early evening, I occasionally stay on a Thursday evening too.

It boasts a large, well appointed, kitchen/living room with all mod cons (and washer/dryer in the under stairs cupboard) with balcony off, affording fabulous uninterrupted panoramic views of the river and Leeds City Centre and has been equipped and furnished for private occupation (so very little Ikea).

The bathroom (bath with shower over) is located on the same floor as the living area and is also the main house bathroom though is rarely used by ourselves as the master bedroom has en-suite facilities.

We also have contract cleaners who come fortnightly, on a Monday, though always ensure the apartment is left clean after staying the weekend and would expect this to work both ways.

Secure car parking is generally available, though by separate negotiation with the managing agents.

I do currently smoke (though not excessively) and hope to rectify this, though not making any promises! Either way I'm happy for a smoking tenant, though would prefer smoking to only be downstairs (on the balcony ideally).

I am happy to consider short-term tenancies, though would want anything short-term to be a corporate let and all would be subject to normal checks and references. I may also consider reducing the rental a little if only staying a couple of nights each week, feel welcome to try convince me if you're interested. For all that I'm just looking for a mid week tenant I'm open to the idea of someone staying the odd weekend, though essentially we'd like to have the place to ourselves most of the time. That said your bedroom would not be used by anyone but yourself. Ideally I'm looking for someone to move in early September, though the room is actually now free.

One Brewery Wharf is located next to Jury's Inn in the heart of Brewery Wharf, just two minutes form a range of restaurants and bars and has a Sainsbury's Local practically on the doorstep. Leeds City Centre and the Railway Station are less than a 10 minute walk away too.

My previous tenants have both been young professionals, the first staying for 8 months and the second for just over year and this worked well.

With this being the penthouse floor of just 6 owner/occupied apartments it would not suit someone who is an all out party animal, that said I don't have a weekend pad in town just so as I can stick my slippers on and watch telly in a different city!
