The property is located in Colton, just off junction 46 of the M1, close to Temple Newsam and behind Colton Retail village. It is within walking distance of the Thorpe Park business complex.

A double room with built-in wardrobe and en-suite is available. The en-suite has been fitted to a high standard with underfloor heating etc. There are blackout and privacy blinds.

The property has a conservatory and large rear garden. There is off-street parking to the front and an integral garage. There is a spacious lounge/dining room.

I work away from Leeds quite a lot, so you would have the house to yourself for much of the time. I am friendly and sociable when I am around though.

I am looking for someone who is responsible and trustworthy. I have known my neighbours for a long time and am therefore lookng for someone who will be considerate and polite to them as well.

PLEASE NOTE: The security deposit is to cover damage/wear and tear, and is therefore separate from the rent. It will be returned to you when you leave provided the room is well maintained, but it cannot be 'flipped' into covering rent. Rent must be paid by electronic transfer/direct debit at the start of each month of your stay. This will be clarified in a written contract that you will need to sign before moving in. The terms of the contract cannot be re-negotiated after you have moved in.
