Double Room in Bright, Well Presented Terrace

I'm looking for a lodger to share my two bed back to back in Burley, Leeds. The very large top floor room is available for £260 *bills aren't included but come in at £120 monthly*, which offers a bit more space and privacy. Alternatively the smaller room on the first floor is available for £210 p/month and might suit someone with less stuff on a tighter budget. Rent is negotiable for those who need somewhere during the week for work and travel home at wknds. Short term lets would also be considered.

It's a lovely bright and clean house, nicely decorated and furnished, with a pretty front yard and a very friendly cat. The property is on four floors, including a large kitchen in the basement, which makes it well suited to sharing. I work 5 days a week 9 - 5 and would prefer someone who keeps similar hours if possible as noise travels in back to backs. I like to keep things reasonably quiet during the week, so it wouldn't suit someone who prefers to have a houseful of people all the time, that's not to say you're not welcome to have guests over.

I am a vegetarian and would prefer someone who doesn't cook meat or fish, but would compromise for the right person. Wireless broadband, washing machine, shared bathroom with bath and shower.
