From the 1st July 2024 we have a room available in our lovely, spacious, modern house in Cockroft Mews. Cockroft Mews is a private estate on Chapel Lane, next to the Co-op and Burley Station (only a two minute walk away). The estate itself has its own car park and each house has their own rear garden with furniture. We're three young professionals who are looking for someone who is like-minded. Currently, rent without bills is £475 a month, with all bills coming in around an extra £85 (roughly £575 a month all in). A deposit will need to be paid initially as standard to the letting agency and a £25 processing fee for background checks in accordance with agency policy. NOTE: the room mate leaving is willing to move out early, so an early entry to the house is possible if your circumstances allow.

Household type: the area is rather quiet, a very pleasant place to live. The walls of the houses are fairly thick, so there is not much noise that can be heard from neighbours. It is a young professional estate which consists of young nurses, doctors, and some medical students so it is ideal for those looking to study at a post-graduate/PhD level/junior doctor or just live in a safe, comfortable young professional let.
The current housemates do not smoke or take drugs and due to professional vetting requirements from tenants require you not to either.

WHO WE ARE LOOKING FOR:
A non-smoker, non-drug user,
Financially stable and can meet the rent and bill payments without fail each month
In a post-grad (PhD or Masters) position, someone in full time work is preferable but not essential
Aged between 24-34
A clean, tidy, like-minded individual who is interested in keeping the house well kept as we have done
Sociable
Not a parent
