Double room in lovely 2-bed flat

I've just moved to Leeds and am looking for someone who might be interested in "buddying up" to share a 2 bed flat that has just been advertised. It is furnished, with a nice decor and is situated in peaceful Weetwood, around a mile walk from the bars of Headingley. Both rooms seem to be a good size with a decent amount of storage.

Ideally I'm looking for someone who would be interested in sharing until the end of June 2015, as then my boyfriend could move in in your place (as his tenancy is up then). However if you only wanted it for 6 months that might be ok, as I could leave then too and stay with him - or if you wanted it for longer you could find someone to replace me.

I don't currently rent this property - I have spoken to the agency and they would be looking for both tenants to co-sign the tenancy agreement rather than subletting. The application fees are £80 per person.

I'm a 27 year old female and will soon be starting a new job in the NHS in Bradford, so am likely to be out of the flat from around 8am-6pm Mon-Fri. I'm looking for someone who would like to keep the place fairly chilled in the week but happy for you to invite friends over at weekend or for quiet evenings in the week. I'm looking to share with another professional who works similar hours, or a post grad student who would agree to pay a proportion of the council tax. It would be good to have a friendly flatshare where we sometimes socialise together but also do our own things :) I would envisage bills & council tax to be no more than £100 per month each.
