Professional landlord with room to rent

I am currently looking for someone to rent my spare room. All bills included in the monthly asking price, including WiFi, Sky TV, water, Council Tax, utilities. I am very easy going and spend very little time in the property so any potential house mate would have the property to themselves for the majority of the time. I have stated no pets but open to negotiations depending on the pet. The property is fully furnished and I am happy for the potential house mate to use everything in the property. There is a garden to the rear of the property so good for BBQs if the weather permits plus a modern conservatory to the back of the property. The neighbours are lovely and very friendly. It is close to town with good public transport links and close to local shops and take aways etc. The living room is quite spacious and the property is modern with some personal touches
