Newly decorated double room with new carpet, to let in nice house in Upper Armley, to share with 2 sociable, laid back mature professionals.

The room has high ceilings (approx 10 feet), plaster cornice and original panelled door, and large window. It is lovely light room with a double bed, double wardrobe, chest of drawers and desk. It is at the rear of the house and looks out over the yard and back street, which by nature is the quiet side. The room also receives the wireless broadband perfectly.

Very large open plan kitchen with a 3 seat chesterfield and dining area and table that seats 8 or even more when I open it out for dinner parties. There are two tall fridge/ freezers, microwave etc.

Central Heating and double-glazing throughout.
Comfy lounge with 42" flat screen smart TV, 200 meg broadband. 2 sofas and one chair.

Mediterranean style outside area, good for eating out and chilling, as it is a nice sun trap, where I also grow various edibles in the summer, such as lettuce, rocket, tomatoes, beans etc.

The bathroom is very clean and has an electric shower which means there is always a hot shower. The hot water from the taps is instant, so always hot.

Where I am: OK - Shops, local pub and bus stop are 1 minute walk away from the front door. Bus takes you into town centre in 10 to 15 minutes. City centre 30 mins walk along canal.. it is very nice! 5 mins walk to the park and canal, 20 mins walk to the historical remains of Kirkstall Abbey and 45 mins to a fantastic old inn by the canal.

Taxi's from door to city centre e. g. Corn Exchange or train station approx £5/6 Taxi to Hyde Park/ Leeds Uni £5.

Enough about the house! My dearly beloved house mate has moved out due to moving away for work. So I am looking for an easy-going respectful person to take his place and make up our happy home.

I don't want any of the following: Smokers, unless you are happy to smoke outside, loners, dirty messy slobs, spongers, or people who want to calculate the bills down to the penny etc. This my home and I want someone who also wants to live with people who get along and can socialise and chat and have respect for each other, someone who wants a home and not a bedsit. I want someone who finds it natural to ask others if they want a cuppa tea if they are making ones for themselves, who are happy to milk etc and not make big issues out of little matters I basically want to live in a home where we are considerate to each other. I am not a party animal but do have the odd dinner party and it is sometimes nice to sit down with housemates over a meal and a bottle of wine, so good cooks are always appreciated but not essential, it just means that I have to keep doing the cooking if you've not yet mastered the art of boiling an egg.

I enjoy nights in with friends, live music, reading nice pubs, bars etc. We don't live in each others pockets, but it would be nice to find someone who is sociable, easy going and looking to have a nice home in Leeds, where they feel welcome and part of the home, not just a lodger.
