Comfortable modern living north of Leeds

I've got two rooms to let on the middle floor of my modern 3-story house. My bedroom and home office are on the top floor together with the house bathroom. On the ground floor are a kitchen/dining room and a sitting room. There is a lawn to the front and a nice outlook over the village green. To the rear is a nice garden with patio area.

One of the available rooms comprises the master bedroom with a limestone-tiled en-suite bathroom and a separate walk-in dressing room. This is a very nice smart comfortable room. Dark laminate flooring with rugs.

The second available room is very large (20' x 9') with ample space for a bed area and a sitting area if desired. Furnishing of this room is flexible depending on your requirements. You would share the house bathroom. Laminate flooring and rugs.

There is a garage, and room for two cars on the driveway.
There is wireless broadband, and TV points in both bedrooms. There is a Sky dish but I'm not a subscriber (you can use free services).
There are buses to Leeds from Pool, but I don't know the details.

I'm a technical writer, and I expect to be away from the house for long periods, so I want to find two housemates who will look after the place while I'm away, and be company when I'm here. I do like to keep the house clean and tidy - no dirty dishes left 'til morning please! Not too much noise during the working week, and strictly no parties. The house is newish (10 years old) on a smart estate in Pool, which is just to the north of Leeds.
