Double Room In Great 4 Bed House - Hyde Park

I have studied my first year of Medical Sciences at the Uni of Leeds, but have just been accepted on to Medicine at Cardiff. However, prior to this offer, I had signed for a house with 3 friends and, therefore, now need to fill my room before I leave. It is a lovely, fully furnished house on Royal Park Avenue. There is a small walkway up to the door, meaning it sits slightly off the road. It has 2 fully tiled bathrooms (power showers + bath included), and all bedrooms are well sized doubles. The recently refurbished kitchen is of reasonable size, as is the lounge. If you are, either, a current student looking for a room, or a prospective 1st year, who does not wish to enter halls, it is certainly worth consideration. My house mates are great fun, friendly, and intelligent. One reads Neuroscience, another Aerospace and Aeronautical Engineering, and the final studies Energy Engineering. 2 girls and 1 boy. All members are reasonably tidy and will respect your personal space.
Deposit has already been paid, and I would allow this to be transferred over to you, so there would be no need for this cost to be expended on your part - plus it's an extra couple of hundred quid for you to have come the end of the contract.
From previous reviews and current tenants, I have heard that the landlord is a fair and reasonable man, who is quick to help with problems or queries.
My flatmates and I spent a long time, and gave a lot of consideration into choosing the house, viewing in excess of 40 or so other properties, with about 10 different letting agencies. This allowed us to get a good gauge of what was available in student housing for your money, and so ensure that we were getting a good deal. With regards to this house in comparison to many of the properties we saw, we could confidently say that this offers more than is usually expected of student housing, being a nice, homely, and presentable house with good furnishings and prime location (5/10 minute walk to Uni of Leeds). It is double glazed, with security and fire alarms installed.

Not certain whether broadband is currently installed in the property, but will check this. If not, I am sure that we will be seeing to this being changed.

Property has a television and washing machine included.

Cost is £77. 50pw + bills (approx. £90-95 total).
