Good sized double room in lovely 2 bed house

Hi!
I am looking to find the perfect housemate to rent the second bedroom in my 2bed house, close to St James hospital (Jimmys) and less than 2miles from the University of leeds with great transport links just at the back of the house- less than a 1min walk to nearest bus stop!
The room itself is a good size, part furnished with essentials ie bed, wardrobe, shelves etc. There is a beautiful black cast iron traditional fireplace and plenty of space for desks etc. The room is the master bedroom of the house, on the 1st floor, near the bathroom and overlooking the garden. (The 2nd bedroom is an attic room on 2nd floor).
The house is a cosy terrace with shared front room, kitchen and bathroom, plus a roomy cellar and a decent private front garden. Brand new kitchen fitted this week!!
Rent includes gas water electric and broadband so the only thing you will need to buy is your food and drink!!
I myself am a 25yr old Midwifery student, and so am generally out of the house a lot on placement or when im in im generally trying to keep on top of the workload so will be out of the way a lot. I am however quite sociable when not snowed under with work, and enjoy relaxed nights in watching good films with a bottle of white and some ben&jerrys, and a good night out (when I can ever afford it!).
I have a medium sized dog called poppy. Shes friendly and a bit of an attention seeker but can be hit and miss with other dogs after being recently attacked so if you have a dog its probs best to let them meet first!!
I am looking for a housemate who can understand my need to study but who is also friendly and sociable. Being able to have a good laugh with your housemate is a must!! You must also like dogs as poppy is part of the deal, but as I said, shes very friendly!! And Finally, tidy people only please as I do like to keep my house nice where possible!!
I am initially only looking to let up until July as I have someone who is looking to move in on that date, but give me a text and we can take it from there as nothing is set in stone yet!
