New 3 bed town house with double room to rent out

This is my brand new home, I have only lived here since July 2013, but its too big to live alone so renting out the two spare rooms. one is filled already but the smaller room is availble immediately.

The spare room is situated on the ground floor (the house is over 3 floors and the other bedrooms are on the third floor) and the house is plenty big enough to rent the room out. the room is a small room but furnished with a double bed, wardrobes and some small drawers.

The House has 3 bed rooms, two bathrooms in addition to a downstairs toilet on the ground floor, laundry/utility room, large kitchen with a dining table and a spacious living room with a gorgeous Corner Sofa and Snuggle chair. (see pics)

I work a Solicitor in Leeds City Centre and commute in 10-15 minutes each morning/Evening.

My house mate is 26, female and also works in the city in the finance industry. We both work hard but like to go out on a Friday and Saturday night but also like snuggles dvd evenings in and having a BBQ when the weather permits.

If you drive, there is ample parking on the street, the road is not a busy road and the area is nice and quiet.

If you don't drive, the bus links to town are amazing as buses pass the end of our street every 10 minutes.

The is a large asda, gym, BNM bargains, Iceland, beauticians etc walking distance form the house and an Aldi just a few minutes drive away. There is also a small sainsburys local and a boots and post office close by.

We are only 2 miles form the large Morrisons in Hunslet too so loads of amenities.

If you are a runner there is a good running track near the house where I walk run with the dog.

The house is on a brand new estate which has only just been completed full of young professionals.

Ideally I am looking for someone to rent just in the week but would consider, for the right person to have someone there full time.

The price includes all bills, including sky plus and unlimited broadband water etc.

I am clean and tidy and occasionally go away for the weekend. I would expect the new house mate to respect the house and clean up the house. although i do have a cleaner once a month we also chip in once a month too with a hoover and a clean.

I usually am out of the house 6am-7pm most days in the week and like to chill on the evenings in the week as i am working long hours.

I would be happy to live with a male or female.

I will consider short term lets too.

You really have to come see the whole house to appreciate the size (I have a nice garden with decking and a BBQ and garden furniture too which is fab in summer) I also have a garage which you can use as additional storage.

I also have an 18 months year old Westiepoo who lives with us called Baxter. he is house trained, friendly and super sociable.
