Lovely double room in friendly 2 bed house Burley

I am currently looking for a new housemate for our house in the Burley area of Leeds, available from 1st July as my existing housemate is moving out.

The house is an end terrace with garden to the front and the side. There is a large living room on the ground floor with fireplace, 3 sofas and dining table, large kitchen downstairs with all amenities and bathroom on the first floor with bath and shower. The bedroom is on the first floor with fireplace, king size bed, wardrobe and chest of drawers. The house is tidy and has modern decoration, the kitchen has recently been refurbished.

The house is less than 5 minutes from Burley Park train station and about 5 minutes from bus stops into the city centre. On-street parking also available.

Rent is £325 per month so it's cheap for such a lovely house in ideal location for city centre or surrounding area. Bills are about £100 a month each, including gas, electric, water, council tax, TV and internet and phone.

I am currently a nurse so I work shifts, including nights, but my room is in the loft so there is no problem with noise. I am friendly and like socialising when I am not working. I am looking for any friendly housemate, male or female.
