Double Room (Taken) Single Room All Bills Included

Hello. We have 2 lovely furnished rooms to rent, in headingley Meanwood border, just off Monkbridge Road.

The rooms are fully furnished and overlook woodland, the house is a 4 bed victorian through terrace.
The house is very comfortable, with shower and bath, central heating, double glazing, dishwasher, washing machine, microwave. The rooms are well furnished, however if there is something you really need i can provide it for you. I want you to be happy and comfortable in your new home.

All bedding is provided, and laundry of. The bed is comfortable and the mattress is the "back care" type.

We have virgin wireless broadband and reasonable use of gas and electric is included with the rent and all other bills are also included.

You will be sharing with myself and a friend. We are very easy going and respectful of others privacy. As we both work during the week we tend to lead a quiet life, weekends are more spontaneous.

All communal areas are cleaned on a regular basis.

There is a garden and seating area you can enjoy, and local amenities include Waitrose, Aldi, Asda, Poundstretcher ect, many good restaurants, take aways and bars in Meanwood (4 mins walk away) and Headingley arndale (10 mins walk away) we are also well served for public transport.
Car parking is on a side road around the corner.

No agents fees to pay, no contract to sign, just a months notice either way.
Sorry, no DHSS, couples or students. We do smoke but not in the house, we always smoke outside.

We are looking for a professional person to share the house. Someone who may enjoy the odd evening playing scrabble, cards etc. I have had other lodgers and many I still keep in touch with. One in particular came for 6 weeks and ended up staying 3 years. Present lodger highly recommends. Occasionally we cook for each other, if and when that is convenient and you would be very welcome to join us.

The single room I feel is only suitable for a short term let or a Monday to friday let. I can adjust the security deposit for short term lets and if you only require the room for monday to friday lets then i can adjust the rent. You need to meet me and view the room to appreciate.
