Great location, quiet, large room, green energy

Hello! Are you looking for somewhere quiet but not a hermitage?. I value my own and others' space but it is nice to share the odd cuppa. I have lived with all sorts of people and believe that it is possible to learn something from everyone. btw photos to come! The rent now includes council tax and broadband, other bills are split.
The house is on a quiet cul-de-sac, 2 mins from the park and the delights of Chapel Allerton with its restaurants and quirky shops. . There is a large back garden plus a front herb garden which you can pick some herbs from or sit on the patio and watch the world. This is a safe neighbourhood where walking around, even at night, feels comfortable. There is a co-op and Aldi supermarket within easy walking distance and a Lidl very near as well as a butcher's, fishmongers, cheeserie and green grocers (but sorry no candlestick maker). Seven Arts is less than a ten minute walk away. There are regular buses to the city centre, taking about 15 minutes, and you can reach Roundhay and its park in about the same time or alternatively you can enjoy a pleasant walk through Gledhow Woods which can be reached on foot by Chapel Allerton Park. The two minute walk to the park also gives you access to the free tennis courts. It's pleasant popping out in summer to the park and just lying on the grass or throwing a ball round.

There is a sports centre nearby (Scott Hall) where you can swim and do exercise classes or use the gym and there are plenty of opportunities within Chapel Allerton to do yoga and pilates or have physiotherapy, massage or alternative therapies.

Parking is available on the street outside the house.

The room is a large double with a large bed, desk and a wardrobe. It has a wonderful view over the back garden and you can hear the sound of birdsong. There is a shared kitchen with crockery available and access to the living room and front and back gardens.
The set-up is ideal for somebody who wants a short-term let, though I will consider longer term for the right person if you tell me why you think we will get on.

I play the piano and guitar but am considerate around noise. I am also interested in languages (particularly German and French) psychology, current affairs and philosophy. I am clean and tidy, have friends round a couple of times a week and do not watch TV but watch documentaries.

I don't mind your age, sexuality, ethnicity, nationality etc. just prefer to have somebody who is easy to get on with. I am looking for somebody who is reasonably quiet in terms of making noise and who also appreciates living in a quiet environment. Ideally I would like to live with somebody who shares a similar routine during the week of having 'quiet time' between 10pm and 7am, not cooking after 9pm. Sorry no shift workers!

If you are looking more long term (more than 3 months) then I am looking for somebody who might share some of the interests I have mentioned or who is a bit intellectual or artistic or at least open minded and vaguely interested in the things I have mentioned. I am not looking to spend lots of time with my tenants but also I do not want to live with people who are simply looking for a room in a purely functional way or who want to mainly hide themselves away. I prefer not to live with people who work shifts. You will need to be reasonably clean and tidy. There is a maximum of 3 people living here, often just 2 - including myself.

The rent includes broadband.

Utility bills are calculated separately and I use a green energy supplier - Green Network Energy.
