We appreciate that the other housemates are an important part of the experience. On the second floor is a lovely new modern upstairs bathroom with a modern powerful shower. AREA OVERVIEW

The house is superbly located on Hawthorn Mount which is in the lovely heart of Chapel Allerton and just a minute or two from the shops, banks, restaurants and bars. This excellent position can be seen from the aerial photograph.

Hawthorn Mount has ample on-street parking (without need of permit). The house is also excellently connected into Leeds being just around the corner from the bus stops, e. g. on Harrogate Road. I believe the buses that serve the area are 2, 3, 3A and 48.

OTHER HOUSEMATES

Going back over a decade, we’ve always tried to ensure that the house has been enjoyed by a nice mix of friendly young professionals who typically range in age from mid to late twenties to mid to late thirties and are of mixed-sex. We have always placed an emphasis on selecting the right social mix of tenants.

At the moment, as well as the outgoing tenant, the house is occupied by two women and one man, all young professionals (university professional, charity professional and programmer) aged approximately 33, 35 and 43.

DIRECTIONS FROM HARROGATE ROAD (A61) - NORTHBOUND

Directions from the A61 approaching from the North, from Leeds City Centre direction, going toward Harrogate.

As you approach the centre of Chapel Allerton, you will pass Chapel Allerton Primary School, then the Aagraar restaurant on your left. Take the next right turn, about 100m further up, onto Town Street.
Pass Cutting Room Creative (CRC) hair salon, then, at the first junction opposite the Methodist Centre, turn left, and follow this road (do not turn off left onto the fork. At this point, you will see the brick, white-rendered and mock-Tudor end houses of the Hawthorn streets. Drive down Hawthorn Road, with these houses on your right. Hawthorn Mount is the last right after these end-houses, before the new contemporary stone and grey-tile new flats and T-Junction.

The house is at number 14, about half way down Hawthorn Mount.

Directions from the A61 approaching from the South, from Harrogate, Roundhay and Moortown going toward Leeds City Centre.

As you approach the centre of Chapel Allerton, you will pass the Gledhow Valley Allotments on your left, and the Toby Carvery on your right. Take the second left turn, about 50m further up, immediately after the Kwik-Fit garage, onto Woodland Lane. Continue on this road, past the Edinburgh Bicycle Cooperative on your left, past quite a few houses, and past the Londis and the Regent pub, both on your right.
Take the next left onto Hawthorn Road, immediately after the new contemporary stone and grey-tile new flats. Hawthorn Mount is the first left.

The house is at number 14, about half way down Hawthorn Mount.

TENANCY AGREEMENT
