This property is located in a quiet cul-de-sac within 30 seconds of the bus stop to Leeds or Bradford and a major Sainsburys is less than 1 mile away.

ABOUT THE HOUSE:
It is a new build detached property and is extremely efficient so bills are low.

The property has a large kitchen/diner, utility room, downstairs toilet, and lounge and the garage is available for bicycles. The rear garden offers outdoor dining and is secure for dogs.
Facilities include: Washing machine and dishwasher.

WOULD SUIT:
This is a non-smoking veggie/vegan household. We are dog friendly. Fish, lizards, and snakes are welcome too but sadly cats would not be a good idea.
If you are a party animal, into recreational drugs or looking for a wild time then this isn't the place for you.

ABOUT THE ROOMS:
Room 1 is unfurnished at present but can be furnished if you are taking a 12 month contract. Although it is not en-suit, since the other bedrooms are all en-suit then most of the time the main bathroom will be free. This main bathroom has a shower and bath.

Room 2 is furnished with a king sized bed. Large wardrobe, chest of draws and large wall mounted TV. It has an en-suit bathroom and is approx 3m x 5m with lots of natural light. Facing west.

IN THE AREA:
5 mins away is Calverley woods which are great for dog walking and provides access to the canal towpath, taking you all the way into town (9 miles - great for cycling to work without going on the roads!). There is a post office/corner shop a minute away and a friendly pub opposite. A very large Sainsburys is 0. 7 miles away making it walking distance. There is also a Costa, Homebase and Matalan close by. Leeds Bradford Airport is 20 mins away and Calverley is NOT on the flightpath so no plane noise (unlike Kirkstall etc).

ABOUT THE OWNER:
I'm a professional company director and work as a film maker/writer/online developer. I am present most of the time and will be away on business occasionally. I am half Italian and Italian speakers are very welcome.

BILLS INCLUDED:
To keep things simple I've included bills in the price. This includes gas, electricity, internet and council tax. Telephone is not provided.
