Two ensuite rooms available in clean, modern house

I currently have two rooms available in a spacious, modern four bedroom property, with a large, sunny garden and balcony to the rear (great for barbecues), and driveway and small garden to the front. There is a large shared lounge, dining area, kitchen (with dishwasher) and utility room with washer/dryer. The house is on a quiet cul-de-sac with lovely, friendly neighbours, and is well situated for motorway connections. On street parking is available.

Room 1 is an airy double bedroom with its own bathroom with electric shower, and furnished with a matching pine wardrobe and chest of drawers and a comfy double bed. This is £300 per month.

Room 2 is a single room which benefits from its own WC / shower room, and which is furnished with a single bed and matching oak wardrobe and chest of drawers. This is £250 per month.

At present you would just be sharing with one other person (me), but this will change if another room is let. You would also be sharing the house with the other resident, a small cat. Please do not get in touch if you do not like / are allergic to cats! I am a sociable mid-thirties female professional working in Leeds. I am looking to rent out these rooms for some extra cash; ideally to people who are tidy, clean and friendly, and get on easily with others.

A deposit of £300 is required up-front, plus one month's rent in advance. Bills come to £333 per month, and this cost is to be divided equally between however many residents there are in the house at that time.
